MONROE CITY CORPORATION
AN ORDINANCE OF MONROE CITY, UTAH, AMENDING MONROE CITY’S LAND USE MANAGEMENT AND DEVELOPMENT CODE REGULATIONS.
THE CITY COUNCIL OF MONROE, UTAH HEREBY ORDAINS:
That the Monroe City Land Use Management and Development Code Regulations originally adopted January 18, 1996 be amended and adopted.
The foregoing Ordinance contains zoning, land use and subdivision regulations as recommended by the Monroe City Planning Commission and Monroe City Council as discussed at a public hearing held by the planning commission on September 28, 2011. Changes include: Changes to flag lot requirements, Change home office from a conditional use to a permitted use in all zones, Change composition of the planning commission, Disband the Board of Adjustments and appoint an individual to serve as the Monroe City Appeals Authority. Also, change requirements in the city’s source protection zone to not allow sealed fully contained septic systems in any zone in the city.
The purpose of this ordinance is to promote the general welfare of Monroe City, to protect the health of its inhabitants, to encourage the most appropriate use of land within the city, to insure the value of property, to lesson the congestion in the streets, to avoid undue concentration of population, to provide safety from fire and other dangers, to foster agriculture and other industries, and to protect both urban and non-urban development.
The existing ordinances covering land use and zoning, in their entirety, including the maps heretofore adopted and made part of said ordinances, are hereby superceded and amended to read as set forth herein.
Should any chapter, section, clause or provision of this Code be declared by the courts to be invalid, the same shall not affect the validity of the Code as a whole or any part thereof other than the part so declared invalid.

A notice of public hearing was published in the Richfield Reaper February 1, 2012.
